In simple terms, what do we do?
We rent properties directly from landlords and divert them for use for those most in need. You receive a guaranteed rent, paid every month, while we fully manage the property.
Guaranteed rent means that Empathy Housing pays you an agreed rent every month, whether or not there is a resident in place. Your income is secure and consistent, without voids or delays.
Many of the properties we take on require some level of work before letting. This could include fitting fire doors, installing fire alarms, or addressing general wear and tear. We handle and manage this process to ensure your property is compliant and ready to let.

A trusted member of our team will visit your property to assess suitability. If it meets requirements, a statement of works may be prepared to ensure compliance. Once complete, we agree a start date and begin the guaranteed rent arrangement.

Our agreements typically run from 2 to 5 years, depending on what suits you best.
All fees are included within the rent we pay you — so in practice, there are no additional fees to you.
We provide full property maintenance, delivered by our highly skilled in-house maintenance team. All works are logged and tracked in our property maintenance system, so everything is handled quickly and professionally.
We carry out inspections at least once every quarter, but in most cases we inspect monthly to ensure your property is being properly looked after.
We take responsibility for all internal damages that are not structural defects. Our team ensures repairs are carried out promptly, and the property is kept in good condition.

Guaranteed rent gives landlords far more protection and certainty than a traditional tenancy, particularly as the rental landscape continues to change with measures such as the Renters’ Rights Act. Because guaranteed rent is a commercial leasing arrangement rather than a standard AST, it offers greater stability, removes the risk of void periods and provides a fixed monthly income with full management included.
